
FEES AND PAYMENTS
Renting a property should be straightforward so we make fees and payments simple and transparent
Before your tenancy commences, payable to Thames Lettings ('the Agent')
Holding Deposit: 1 week's rent. This is to secure a property. This will be retained if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit: 5 weeks' rent per tenancy where annual rent is under £50,000 per year. 6 weeks' rent per tenancy where annual rent is £50,000 or more per year. This covers damages or defaults on the part of the tenant during the tenancy.
First Rental Payment: The first rental payment will be due before the tenancy commences. This is most commonly a month's rent.
During the tenancy, payable to Thames Lettings ('the Agent')
Changes to the Tenancy Agreement: Payment of up to £50.00
Lots key(s) or other security device(s): Payment of up to £50.00 for the reasonably incurred costs for the loss of keys/security devices -Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Unpaid rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments and referral fees
There may be other permitted payments, not included above, under the relevant legislation including contractual damages.
